Half of Bristol’s new trendy ‘Shoreditch-style’ office scheme taken by digital agency

Digital media company Zone has opened its Bristol office in the city’s latest creative hub – the Brew House.

The agency, which has bases in London and Cologne, has taken 12,500 sq ft of office space over two floors – roughly half the total space in the Grade II listed city centre building. The Brew House has been transformed from a previously vacant four-storey building into trendy loft-style workspace aimed at Bristol’s burgeoning technology, media and telecoms (TMT) sector.

The scheme is the second in the city for London-based Verve Properties – the firm behind the successful Paintworks creative quarter, which is undergoing a major expansion. The Brew House now has a new ground floor reception and communal areas with impressive wrought iron gated entrance, exposed brickwork walls, raised floors and unique and funky male and female WCs on each floor.

Verve director Ashley Nicholson said: “We have created Shoreditch-style office space in the heart of Bristol. We know from the success of our nearby Paintworks development that the TMT sector does not want the norm but demands spectacular, attractive and functional: Brew House provides them with that.” Zone has taken the space at £17.50 per sq ft on a 10-year lease.

Joint letting agents on the scheme were Alder King and GVA. Tom Dugay of Alder King’s Bristol office, said: “Verve is well recognised for its creative redevelopment of period buildings. This first letting at the Brew House is further evidence of its winning formula.” Richard Kidd of Bilfinger GVA’s Bristol office, added: “The rent achieved for a refurbished building is a new high for the City. This demonstrates the strength of the TMT sector and that the right tenant is happy to pay for the right space.”
